DeA Capital Real Estate is seeking investors with the objective of investing in a Pan European Real Estate Fund under Luxembourg law (RAIF) targeting a Build to Core strategy with a strong focus on ESG

Objective and focus

The Fund will invest across the main European RE markets mostly in office and mixed use buildings, residually in living, hotel, retail and other assets.

  • Pan-European strategy: main cities in France and Germany (Tier I), Iberia and Italy (Tier II) and, residually, in other European countries (Tier III)
  • Target capital raising: up to € 500 m with first close at € 200 m
  • Target LTC: max 50%
  • Target Cash on Cash Levered Yield: ~ 5% stabilized post repositioning and relocation of properties
  • Target Net IRR: ~ 8 -10%
